Fall aeration and overseeding: what to charge, and the four lines the price is made of
What should you charge for fall aeration and overseeding?
Price it as four lines, not one rate: aeration labor set by your machine's real production rate and the number of passes, seed at this week's price, starter fertilizer by bag count, and your own overhead and margin on top. Then check the total against a per-thousand-square-foot band as a sanity test — never the other way round.
Almost every price you will find for aeration and overseeding is expressed the same way: so many dollars per thousand square feet, or a flat price for a typical suburban lot. That unit is fine for a customer conversation and useless for costing the work, because two jobs with identical square footage can differ by a factor of three in machine time and by more than that in seed. The lawns are the same size. The jobs are not.
This page is the operator side of the question. It builds a price from four lines — aeration labor, seed, starter fertilizer, and your own overhead and margin — and attaches the 2026 cost movement to each one. The window prices the job before you do
Everything below is northern hemisphere. In Australia, New Zealand and South Africa these are spring months and the work is different; the method transfers, the calendar does not.
Cool-season aeration and overseeding is a short season, and the season is the first thing that should shape your pricing posture. Clemson Cooperative Extension puts it plainly: lawns of cool-season grasses such as Kentucky bluegrass and tall fescue are best aerified in the fall, when heat stress and weedy annual pressure are lower; warm-season turf goes the other way, aerified in late spring and summer while it is actively growing. Iowa State’s extension service dates the renovation window for its state at mid-August through mid-September. Further south, NC State’s turf team targets mid-September to early October for the North Carolina piedmont, a week or two earlier in the mountains.
Read those three together and the commercial fact is obvious: depending on where you are, you have roughly four to six weeks in which this work can be done properly at all. That is a capacity constraint, not a demand constraint. The crew, the aerator and the daylight are what run out — not the customers. A business with four weeks of sellable capacity and a queue in front of it has no reason to discount, and every reason to know precisely what an hour of that capacity costs.
Line one: aeration labor, which is passes multiplied by production rate
This is where the money is, and where nearly every published price hides its assumptions.
The extension sources do not agree on how much machine work an aeration job is, and that disagreement is the single most useful thing on this page. Clemson describes general aeration as going over the lawn twice, once in one direction and then perpendicular, and describes aerifying in preparation for reseeding as six to ten passes over the area. Iowa State’s overseeding guidance describes three to four passes of a core aerator to produce 20 to 40 holes per square foot. Clemson also notes that hollow tines penetrate two to three inches and are spaced two to three inches apart, and that closer spacing removes more soil and relieves compaction better.
None of those sources is wrong. They are describing different intensities of the same operation, for different purposes, on different soils. But they span a range from two passes to ten, and machine time scales roughly with passes. A per-thousand-square-foot rate that was built around a two-pass job and then quoted on a reseeding-prep job is not a small mispricing — it is most of the labor.
So cost the labor in time. Measure the lawn once with the lawn area calculator, establish how long your machine actually takes to cover a thousand square feet in one pass on a typical account, and multiply by the passes the job calls for. Then load the hour properly. The wage is not the cost. The U.S. Bureau of Labor Statistics puts average hourly earnings in landscaping services at $28.01 in June 2026, a preliminary figure at the time of writing, against $26.96 in June 2025 — a rise of about 3.9 percent. On top of that sit payroll taxes, workers’ compensation, liability insurance, paid time and everything else that travels with an employee, which is what the labor burden rate calculator exists to add up. Your effective hourly rate is what you have left after the drive, the load and the unbillable hours come out of the day, and it is always lower than the number on the timesheet.

Line two: getting there, which is more expensive than it was
Aeration is a trailer job. The machine travels to every property, gets unloaded, gets loaded again, and the truck pulling it is burning fuel that has moved sharply. EIA’s weekly retail series, for the week ending 17 August 2026, puts the US average at $5.454 per gallon for on-highway diesel and $4.049 per gallon for regular gasoline, including all taxes. A year earlier the same series read $3.713 and $3.125 — roughly 47 percent on diesel and 30 percent on gasoline in twelve months.

Line three: seed, and the number we are not going to give you
Seed is the line most likely to move under you this autumn, and it is the one we will not put a figure on.
Agricultural and trade press has reported rising grass seed prices and shortage risk through 2026 — Capital Press covered surging prices for K-31 in July 2026, and thedirt.news reported grass seed shortages and expected price rises in June 2026 — one on a K-31 shortage pulling Oregon grower prices up behind it, the other on a supplier warning of tight turf and forage supply after the 2026 harvest. The direction is worth knowing. It does not resolve to a public price series we can verify, so there is no percentage on this page, and you should treat any page that gives you one without a source as decoration.
The honest way to price a moving input is to stop treating it as a rate-card constant. Size the pounds first: NC State gives a typical tall fescue rate of 5 to 6 pounds per 1,000 square feet for uncoated seed, and adds the detail that matters commercially — rates should be adjusted upward for coated seed to account for the coating percentage. Coating is bag weight that is not seed. Two bags at the same price and the same weight can hold materially different amounts of live seed, which means the cheaper bag is sometimes the more expensive purchase. Line four: starter fertilizer, as a quantity, not a recommendation
A starter fertilizer line usually rides along with an overseed package, and on a quote it is a bag count and a price. That is the extent of what this page will say about it.
What to apply, at what analysis, at what rate, and when is a question for your soil test, the product label and your applicator licensing — not for a pricing guide, and not for us. The last row is the one operators skip. Overhead does not stop for a four-week season, and it has to be recovered across the hours you can actually bill — that is what the overhead recovery rate calculator is doing. Use them in that order, because a price built from a published band and then adjusted by feel is a price you cannot defend when a customer asks why the neighbor paid less — and in a season this short, the ones you cannot defend are the ones that cost you the referral.
Selling the season, not the job
Aeration sells best attached to something, because a customer who has already agreed to a season is not re-deciding in the fourth week of September when you have no capacity left to persuade them.
The two attachments that work are a maintenance agreement that names aeration as an included or discounted annual service, and a pre-book taken in the spring for the following fall at the current year’s price. Both convert a scramble into a schedule, and a schedule is what lets you route the season tightly instead of chasing calls across town at $5.454 a gallon. Five sources sit behind the figures above and all five were fetched and confirmed live on 23 August 2026: Clemson Cooperative Extension, Iowa State Extension and Outreach, NC State TurfFiles, EIA’s weekly retail price series, and the BLS Current Employment Statistics series for landscaping services. The BLS June 2026 wage figure carries the agency’s own preliminary flag and is labeled as preliminary here. Two things are deliberately absent. There is no grass seed price and no percentage rise, because the reporting is directional and does not resolve to a verifiable series — seed is a variable you supply, not a number we assert. And there is no rate, product or timing recommendation for starter fertilizer or any other applied material: that belongs to the label, a soil test and your license, and this page stops at the bag count. The pass-count range is presented as the source disagreement it actually is rather than averaged into a single tidy number that would be nobody’s real job.
