What should you charge to clean a UK driveway?

Measure the drive in square metres, apply your own £/m², add an uplift for moss and algae, price re-sanding and sealing over the same area, and add whatever it costs you to deal with the wash water. This calculator does that arithmetic in pounds and metres, then does the two things a consumer cost guide never will: it prices the VAT-registered and non-VAT versions of the same quote side by side, and it reports your recovery excluding VAT, because the tax on the customer’s invoice was never yours.

We are not going to invent your rate

There is no seeded £/m² on this page, and that is a decision rather than an omission. Search “driveway cleaning cost” from a UK address and the first page is almost entirely lead-generation cost guides — directories and aggregators setting a homeowner’s expectation before handing them to a contractor. Those figures are not measurements of what UK operators recover, and pouring them into a calculator would dress a marketing number up as a trade rate. The surface decides which add-ons exist

UK drives are not the American concrete slab, and the difference is structural rather than cosmetic. Block paving is sand-jointed: the lance takes the joint sand out along with the growth, so re-sanding is part of the same visit, not an upsell. Indian sandstone and bedded paving slabs are mortar-pointed — there is no joint sand to replace, and failed pointing is a separate repair job priced by the job. Tarmac, imprinted concrete, poured concrete and resin-bound drives are monolithic, with no joints at all. The calculator offers the re-sanding line only on sand-jointed surfaces and tells you why when it doesn’t.

Sealing is available on every surface because whether to seal is a specification decision between you and the customer, not something a calculator should rule on. Price it per square metre over the same measured area.

Moss and algae, not traffic film

The recurring driver of time on a UK drive is biological growth — moss in the joints, algae on the shaded half, the north-facing strip that greens over every autumn and winter. The wash water is a cost, not a detail

This is the line item that separates a UK quote from a US one. Wash water off a hard surface is trade effluent. The Environment Agency’s pollution prevention guidance for businesses names yard cleaning among the activities producing contaminated water, states plainly that surface water drains “discharge directly to the environment”, and requires that contaminated water from business activities “goes into the foul drain”. The compliant routes it sets out are collecting it “in a sealed system for reuse, treatment on site or removal by a registered waste carrier”, or the foul or combined drain “if you’ve got permission from your water company”.

Both routes cost money — recovery kit, tankering, tipping — so the calculator carries a wash-water recovery and disposal line per job. And if you take the recovered slurry away yourself, you are transporting waste: GOV.UK requires registration for a business that “transports waste (a carrier)”, warns that “you can get an unlimited fine if you do not register”, and notes that registration “is usually free if you only transport waste you produce yourself”.

Two correct prices for the same job

VAT registration is compulsory once your total taxable turnover for the last 12 months goes over £90,000, and the standard rate is 20%. That threshold means a great many UK driveway-cleaning operators are legitimately not registered, and the same 40 m² drive reaches the customer at two different prices depending on which side of it you sit. The calculator shows both twins, and applies your minimum charge to the ex-VAT figure so what you take home doesn’t shift with your tax status.

Then it shows you the number the cost guides never print: your all-in £/m² and effective £/hr, excluding VAT. Quote £10.35/m² including VAT and you are recovering £8.63/m². Judge the job on the second figure.

Before you sell a sealing add-on

Permeability is a planning matter on UK front gardens, not just a finish. The government’s guidance on permeable surfacing of front gardens is that the hard surfacing of more than 5 square metres of a domestic front garden is permitted development only where the surface is rendered permeable. If the drive was laid permeable to stay within that, an impermeable sealer works against it. Name the surface and the product on the quote and let the customer check with their council.
