Rodent Exclusion Warranty Template
Free rodent exclusion warranty template: fill warranty term, sealed openings, exclusions and inspection schedule in your browser. Print or download .docx.
How this template works
A rodent exclusion warranty is the document that follows the sealing work: it records which openings were sealed, with what materials, for how long, and what happens if rodents re-enter through a sealed point during the warranty period. Fill the fields and the document updates live across 13 numbered clauses. Every blank you leave falls back to a bracketed placeholder, so the warranty is usable before you have typed anything.
There is only one computed behavior:
Warranty end date = Effective date + warranty term (months) The sealed openings, materials, exclusions, and inspection frequency are all operator inputs. Default exclusions (new construction, storm damage, customer-created openings, areas declined at the time of service, and out-of-scope areas) are pre-written as a starting point and editable in the Word file.
Re-service covers re-sealing of covered sealed openings only. Trapping, baiting, sanitation, insulation replacement, dead-rodent removal from inaccessible voids, and odor treatment are explicitly excluded from the re-service promise and quoted separately. Nothing you enter is saved; the signed copy lives with you, not in any system of record.
You sealed the entry points, and now the customer wants a document that says so: which openings were sealed, with what materials, for how long, and what happens if rodents get back inside. This template builds a 13-clause exclusion warranty entirely in the open tab, with no account, no email wall, and nothing saved to a server. Fill the fields and the warranty updates live; any blank you skip prints as a bracketed placeholder, so the draft is usable before you have typed a word. Download the editable Word file, or print straight to PDF.
What the warranty covers (and what it does not)
An exclusion warranty is not a general pest control service agreement and not a monitoring contract. It covers the sealed points you just installed, for a stated term, with one promise: if rodents re-enter through a sealed opening, you come back and re-seal it at no additional charge. Everything else is excluded and quoted separately:
- Trapping, baiting, and sanitation are outside the warranty. The re-service clause covers re-sealing only.
- Dead-rodent removal from inaccessible voids, insulation replacement, and odor treatment are not included.
- New openings created after the exclusion date (construction, remodeling, storm damage, customer- or third-party modifications) are excluded by default.
- Areas the customer declined to seal at the time of the original service are not covered.
Company warranty pages such as Smith’s Pest Management (1-year warranty on sealed areas) and a field-service software blueprint (FieldProxy, 1 to 3 years) use this same structure: named sealed points, a term, re-sealing as the remedy, and explicit exclusions for everything else. The 12-month default term in this template is a starting point; edit it to 6, 18, 24, or 36 months to match what you sell.
The fields that shape the warranty
| Field you fill | What it controls in the warranty |
|---|---|
| Sealed openings | The checklist of opening types the warranty covers (clause 5) |
| Materials used | The exclusion materials agreed to: copper mesh, hardware cloth, sheet metal, door sweeps |
| Warranty term | 6 to 36 months; drives the computed warranty end date |
| Inspection frequency | Monthly, quarterly, semi-annual, or annual scheduled inspections of sealed points |
| Exclusions | Pre-written defaults (storm damage, new construction, declined areas) plus your own additions |
The re-entry clause (clause 7) is fixed text: if rodents re-enter through a sealed opening during the warranty period, you come back and re-seal at no additional charge. Edit it in the Word file if your terms differ.
Price the exclusion work itself with the rodent control pricing calculator, estimate the materials with the pest exclusion materials estimator, and if the job includes wildlife removal, price it with the wildlife removal pricing calculator. For termite bond agreements (a different document covering retreat and repair), see the termite bond agreement template. The rodent monitoring preset on the pest control service agreement covers a recurring monitoring contract; this document covers the exclusion warranty that follows the sealing work.
To scope the exclusion job before you seal, see how to scope a rodent exclusion job.
Treat the result as a starting point, not legal counsel, and have a local attorney check it against your state’s rules before you sign the first one.
